Parking garage deterioration is caused by many factors. Pooling salt and water eventually cause dips or cracks in the concrete. If water seeps into the concrete slab, it will corrode rebar, eventually compromising the structural integrity of the parking deck, due to the expansive nature of rust. Emissions trapped in the garage can also interfere with the chemical makeup of the aggregates. Older parking garages are particularly vulnerable if not maintained, and a small repair can become a total parking deck re-build.

- Signs of water leaks and seepage, such as bulging or discolouration in the ceiling,
- White mineral crystals, or signs of corrosion (rust).
